Fire Insurance Eye Opener
I "assumed" that fire insurance paid off the mortgage when a home was destroyed. WRONG! All they do is pay to rebuild and pay the additional living expenses (rent, etc) until the house is livable again. It doesn't matter if the neighborhood is wiped out or you don't want to go through that ordeal. That's all they do. If you want to move away, you have to wait until the work is done, then put your house on the market like anyone else.

Did you loose your house in the fire. If you did, so sorry. My house burnt to the ground about 12 years ago. I had replacement insurance. So I had the option of them paying me the amount that I paid for the house if I wanted the cash or they would pay to replace the house with like kind fixtures.

No, we didn't lose our house, but the insurance company asked us to check in. While I was on the phone, I decided to ask all the questions I should have asked before. Turns out, we can't insure the redwoods. Insurance is for structures only. We have no buy-out option. If we lost all of our beautiful trees, we would have no choice but to rebuild, then sell out if we didn't want to live here anymore. That might be okay in an urban subdivision, but in rural America, burned land could be rendered worthless, so a replacement home could be worth less than the insurance coverage, leaving us with a negative position on the mortgage. I'll add one more gotcha to the mix that we've discovered courtesy of a water leak this summer.
California law requires all insurance payments for insurance damaged properties with a mortgage be endorsed by the mortgage holder and then they mortgage holder) stick their nose in the middle of your rebuild/repair project with their own settlement group.

Some years ago a customer came into my little store and told me that her house had burnt down. Naturally I commiserated with her and she replied, "No problem Janice, it was rented out, and we are in fact better off. We lost nothing of our own possessions, and we got all new cooker, fridge, washer, dryer etc. and a brand new replacement house.
Looking at my own insurance, it seems that if it burnt down, for every S1,000 dollar value, I would get 60% contents replacement. One stipulation was that I had to replace the items destroyed, but they would be new. I must admit it gave me food for thought, but I bet there is some catch that I do not know about. Sometimes I think it would be nice to start afresh with a new little house designed the way I wanted it. One can dream. (After I had taken my own little treasures out of it.)
Meanwhile I am trying to declutter my house as there could be a big change in my life. Right now it looks like a tip, papers everywhere.

I am only speculating, sanderson. But I need to be prepared just in case. In any case, if nothing happens, I will still happier in a more uncluttered home.

Clutter is my downfall, too. I hate to throw away anything that has any use left in it. If it's good enough to sell or donate, it's not a problem, but there's a huge category between that and the garbage can that drives me crazy.
